The Industrial Park Runs On Its Roofs
Drive the grid between Busse Road, Higgins and Devon and you are looking at thousands of tilt-up and pre-engineered buildings, most of them built between the 1960s and the 1990s, most of them carrying low-slope roofs measured in acres. Freight moving through O’Hare keeps that whole district busy, and the tenants inside are running inventory, machining, cold storage, print, distribution and light manufacturing. What they have in common is that a roof leak is not a comfort problem, it is a product problem. Water on a pallet of finished goods or into a control cabinet costs more in an afternoon than the repair does.
The roofs themselves have been through several generations of technology. Original built-up gravel systems got covered or replaced with modified bitumen through the 80s and 90s, and most of what we install today is single-ply TPO. The failure points are predictable and they are almost never the middle of the field. Leaks come from seam laps that have opened, flashing at the parapet and the curbs, rusted-out drain bowls and scuppers, split pitch pans, and the perimeter around rooftop equipment that a mechanical contractor cut into and patched badly. We find those with an actual walk of the roof, not a guess from the ceiling stain.
Rooftop units are the other recurring headache in this district. Every warehouse office block and every production floor has HVAC and exhaust equipment sitting on curbs, and every one of those curbs is a hole in the roof somebody had to seal. Add years of service techs walking to those units in the same path and you get membrane wear lines that eventually puncture. Part of what we do on a commercial inspection here is document the condition around every penetration and tell you which ones need attention this year versus which ones can wait.

Working Around A Running Operation
Nobody in this industrial park can shut down for a roof. So we schedule around the operation instead of the other way around: staging in a section of the lot that does not block the dock doors, crane and material drops timed outside shift changes and truck windows, and phased sections so no part of the building is ever open to weather at end of day. If you have a tenant, we coordinate with both the tenant and the owner so nobody finds out about roof work from the noise. Tear-off odor and fume timing matters too when there is food, cleanroom or sensitive production under the deck, and we plan that up front rather than apologizing for it later.
What Happens To The Insulation On A Re-Roof
Owners in this district are usually surprised that a tear-off is partly an insulation project. A building put up in 1972 has an inch and a half of fiberboard over the deck and an R-value nobody would accept today, and current energy code makes you bring that up when the membrane is replaced. That means polyiso in two staggered layers so the joints do not line up and telegraph, tapered board at the drains to actually move water, and cover board under the membrane so foot traffic does not dent the insulation into a permanent pond. It adds cost and it also changes what the building spends on conditioning the space under it, which for a tenant running dock doors all day is a real number.
It matters for the warranty too. A manufacturer’s twenty-year system warranty covers the assembly, not the sheet. Fastener pattern, cover board, the flashing details at every curb and parapet all have to match the published detail, and the manufacturer sends an inspector to verify before they issue paper. We build to that spec and hand the owner the warranty document along with our own labor terms, so a property manager has one file to point at when the building sells or changes hands.
The Houses Nobody Mentions
Elk Grove Village is not only warehouses. East of the industrial grid there are quiet residential blocks of ranches and split-levels from the 1960s and early 70s, tidy lots, mature trees, roofs on their second or third generation. Those homeowners get the same crew and the same standard: full tear-off, ice barrier at the eaves, synthetic underlayment, ridge venting cut in so the attic breathes. Storm and hail work is common on this side of the village too, and we document damage the way an adjuster expects before anybody talks about filing.

Emergency patch response is part of what we do, and an active leak over inventory goes to the top of the board. Call and describe where the water is showing up inside. We will get someone on the roof to stop it, then talk about permanent repair once the product is out of danger.
Can you find a leak when the stain is nowhere near a penetration?
Usually, yes. Water travels along the deck flutes and along insulation joints, sometimes fifty feet from where it entered. Do we have to shut down production for a roof replacement?
No. We phase the work so no section is ever left open overnight, stage material away from dock doors, and time crane and delivery windows around your shifts. For sensitive operations under the deck we plan tear-off odor and fume exposure before we start, not after somebody complains.
Should we recoat or replace?
Depends on what the membrane and the insulation underneath have left. A coating over a roof with wet insulation is money burned. We take core samples where it is warranted and tell you which one your roof actually justifies, with the reasoning in writing so an owner or a board can review it.
Our HVAC contractor cut into the roof. Who fixes that?
We do, and it is one of the more common calls in this district. Mechanical crews cut curbs and run conduit, then seal it with whatever is in the truck. We flash those penetrations properly with the same membrane system as the field so the repair carries the same life as the roof around it.
Do you do the houses too, or only the industrial park?
