Buffalo Grove is one of the few villages around here that sits in two counties at once, straddling Lake Cook Road with the Lake County side to the north and the Cook County side to the south. For our purposes that line barely matters, because the housing tells one story either way. The village grew fast between roughly 1968 and 1990, mostly split levels, colonials, quad-levels and two-story tracts put up by a handful of builders working whole sections at a time.

That kind of growth leaves a pattern most homeowners here already sense. A street built in 1979 got its original roof in 1979, its first replacement somewhere in the late 1990s, and is now sitting on shingles that went down around 2005 to 2010. Those middle-generation roofs are the ones we open most often in Buffalo Grove, and what we find under them is remarkably consistent: three-tab shingles at the end of their run, nail pops from the 1990s job, and decking that has been holding up fine except where an old bathroom fan has been dumping wet air into the attic for twenty years.

Newer construction on the north end past Aptakisic Road tells a different version of the same thing. Bigger footprints, steeper pitches, architectural shingles instead of three-tab, and roofs only now hitting their first real replacement window. Those jobs carry more square footage and more valleys, so the number surprises people who last bought a roof on a split level.

Ventilation Is Half Of Why These Roofs Died Early

Open enough attics in one village and the pattern gets obvious. A large share of the roofs we replace in Buffalo Grove did not wear out from the weather side. They cooked from underneath. Original builder ventilation on the 70s stock was usually a handful of box vents and whatever soffit intake survived later insulation work, which is not enough airflow for an Illinois August or an Illinois January.

Hot trapped air bakes the shingles from the deck side and shortens their life by years. Then winter arrives, that same warm attic melts snow on the roof, meltwater runs to a cold eave and refreezes into an ice dam that pushes water backward under the shingles. Homeowners see a February ceiling stain and blame the roof. Half the time the roof is a bystander. Every replacement we do here includes proper soffit intake and a continuous ridge vent, and if a bath fan is venting into the attic we run it out through the roof while we are already up there.
