The Roofs This Town Actually Has

Lake Forest is estate country and has been for well over a century. East of Green Bay Road the lots get deep and wooded and the houses get old, with roofs built in eras when a roofline was allowed to be complicated because labor was cheap. West of the tracks and out toward Route 60 the stock gets newer and larger, big footprints on big lots, plus subdivisions from the last several decades that are now hitting the age where a builder-grade original roof gives out.

What both ends share is scale. These are not roofs you measure in a couple of squares. Long slopes, multiple dormers, chimneys that need step and counterflashing worked into the mortar rather than caulked over, valleys that carry serious water volume during a downpour, and a coach house or detached garage that almost always needs its own answer. A quote that treats all that as one flat number per square is a quote written by somebody who has not walked it.

In a town where the village pays attention to how buildings look and buyers pay attention to how a roof photographs, the finish work counts as much as the waterproofing. Straight courses. Ridge caps that run true across a long ridge. Valley lines that read clean from the street. Vents lined up rather than scattered wherever a crew found a rafter bay. Color and profile chosen so a new architectural shingle sits right on a house that predates asphalt entirely.

Product substitutions and profile choices are much easier to sort out at the quoting stage than after material is ordered. We would rather spend an extra hour on the front end than deliver a roof that has to be argued about.

On a lot with mature landscaping and a stone drive, the damage a careless crew does on the ground can cost more than the roof. That is why the protection plan gets settled before a shingle comes off. Long north-facing slopes hold snow for weeks in a Lake Forest winter, and the bigger the slope the more meltwater it delivers to the eave. Attic heat melts the pack from below, the water refreezes where the roof overhangs cold air, and the resulting dam backs water uphill under the shingles until it finds a ceiling. The answer is unglamorous: ice and water shield carried well past code minimum at every eave and valley, real soffit intake, continuous ridge venting, and gutters sized for the actual roof area rather than whatever was there before. On houses with oaks overhead, the gutters also have to be cleared before the freeze or none of the rest matters.

Where The Ravines Change The Job

On the east side properties that back to a ravine, the roof is often the easy part and getting to it is the hard part. A house with a ravine falling away behind it has one usable approach, sometimes a narrow one, and the back slope may have no level ground under it at all. That changes staging, it changes where a dumpster can legally and safely sit, and it changes how debris comes down. We walk those approaches before quoting so the plan is settled in advance rather than improvised while a crew stands around waiting.

Ravine lots also come with heavy tree cover and constant leaf load into gutters that discharge toward a slope that is already eroding. Where the water goes after it leaves your downspouts is worth thinking about on a property like that, and we will flag it when we see runoff cutting a channel toward the edge.

Lake Forest sits in the stretch of Lake County we cover on planned trips rather than on a whim. Our property has design review requirements. Have you dealt with that?

Send us the guidelines before we price the job. Profile, color and material substitutions are easy to resolve at the quoting stage and expensive to resolve after an order is placed. If a requirement rules out a product we would normally use, we will tell you what that changes about the cost.

Can the coach house and garage be done at the same time?

Almost always, and it is usually the cheaper way to do it. One mobilization, one dumpster cycle, one crew already on the property. We quote the outbuildings as separate lines so you can see what each one costs and decide whether to do them now or later.

What happens to the landscaping and the drive?

They get protected before anything comes off the roof. Plywood and tarps over beds, walks and hardscape, staged debris removal rather than one big pile, dumpster placement off soft ground, and a magnet sweep of the drive and lawn before we leave.

The roof is too big for one day. Do you leave it open overnight?

Never. Whatever we tear off gets dried in the same day, underlayment down and edges sealed, regardless of what that does to the schedule. An open deck under an overnight forecast is how a roofing job turns into an interior repair.

Snow sits on the north side of the house until March. Is that a problem?

It is the main winter problem on a roof this size. That pack melts from below off attic heat, refreezes at the cold eave and dams water back under the shingles. We run ice and water shield well past the code minimum, fix the intake and ridge ventilation so the deck stays cold, and size the gutters for the real roof area.

We are selling. Can you document the roof for a buyer?

Yes. We inspect, photograph and put the condition in writing, including remaining life and anything a buyer’s inspector is going to flag.
