A Marina Village With Nothing Between It And The Water

North Point Marina sits at the top of this village, one of the largest harbors on the Great Lakes, and the town grew up around boats and the rail line before it was ever a bedroom community. The housing reflects that mixed history: modest frame cottages and Cape Cods from the 1920s through the 1950s near the older core, postwar ranches through the middle of town, and newer construction filling in west of Sheridan Road toward the Zion border.

A lot of these houses started small and grew. Dormers added in the 1970s, a rear room enclosed in the 1990s, a garage tied into the main roof at an angle nobody drew on a plan. Those junctions are where we find leaks, not out in the open field of shingles. The materials list changes when the water is a few blocks away. Drip edge and rake metal go on in heavier gauge, because thin edge metal on this shore oil-cans and works loose within a few winters. Vent boots get the higher grade rubber or a metal collar instead of the builder-grade cap that hardens and splits after a decade of damp freeze cycles. Ridge caps get hand-sealed at the ends where wind wants to get under them. Fastener choice matters too: stainless or heavy hot-dip where anything is exposed, since ordinary coated nails bleed rust streaks down a light-colored roof surprisingly fast in this much humidity.

Underlayment is the other change. Synthetic rather than felt everywhere, because felt on an open shoreline job can tear off the deck in an afternoon gust before the shingles ever go down, and full ice membrane at the eaves and in every valley. None of this is exotic. It is the difference between a roof that performs for its rated life here and one that was specified for a subdivision in the middle of the county and then installed a quarter mile from Lake Michigan.
