Why Winfield Roofs Are Their Own Animal
Winfield stayed small while the towns around it filled in. The village grew up along the Metra line and never got the wall-to-wall subdivision treatment that Carol Stream or the west side of Wheaton did, so the housing stock is scattered across eras: prewar houses near the tracks, midcentury ranches, custom builds from the seventies and eighties dropped onto wooded acre lots, and newer infill mixed among all of it.
That variety changes how we work here. There is no pattern to lean on. Every Winfield roof gets read on its own: what era the framing is, whether the decking is board or plywood, how many times it has been reroofed and by whom, what somebody did at the chimney in 1994. We quote after we look, and if what we find under the shingle is different from what the ground told us, you hear about it with a photograph before anything else happens.
The lots do the rest of the work. Mature timber over a steep gable means constant debris in the valleys, granule loss where limbs touch, and north slopes that hold moisture long enough to grow moss. Around here we tell people to think about roof inspection the way they think about the gutters, on a rhythm, not on a crisis.
Winter Is The Real Test Here
Steep roofs, deep overhangs, cold attics and heavy snow load add up to ice dams, and Winfield gets them reliably. Snow melts off the warm upper roof, hits the cold eave, refreezes, and builds a ridge that backs meltwater under the shingle until it finds a fastener hole and comes through the ceiling in the bedroom below.
People call that a roof leak. It is a system failure. The shingle can be six years old and still let water in behind an ice dam. What actually stops it is ice and water shield carried far enough up the slope to cover where the ice sits, soffit intake that somebody has not insulated shut, and a ridge that genuinely exhausts. We handle all three during a replacement because doing it afterward means undoing new work.

Skylights, Sun Tunnels And The Wooded-Lot Problem
Build a custom house under heavy timber and the first thing an architect does is punch holes in the roof to get daylight back. Winfield has more skylights per house than anywhere else we work in DuPage, particularly on the seventies and eighties builds out on the acre lots. Those units are now well past their design life. The glass is usually fine. The curb, the flashing kit and the seal around the frame are what let go, and the water shows up on a bedroom ceiling ten feet from where it actually got in.
We handle those two ways. If the unit is sound and only the flashing has failed, we rebuild the curb and install a proper step-and-counter kit rather than running a bead of sealant around the perimeter and calling it done. If the unit itself is shot, replacing it during a tear-off costs a great deal less than doing it as its own project later, because the roof is already open and the crew is already there. We say which one you are looking at before we quote it, and if a skylight has quietly been leaking into a rafter bay for a few seasons we open the deck and show you the framing before anything gets covered up.

Our shop is in Alsip on the far south side, so Winfield is a scheduled run, not a drop-everything dispatch. That distance costs you nothing extra. We charge no travel fee and never have. It does mean an inspection usually lands a day or two after you call, because we batch DuPage work and keep a crew up here once they are up here.

Every January we get water in an upstairs ceiling. The roof is not old.
That is an ice dam. Steep roof, deep eave, cold attic and a good snow gives you a ridge of ice that backs water under the shingle. New shingle alone will not stop it. Membrane coverage where the ice actually sits, open soffit intake and a working ridge vent will.
My lot is heavily wooded. Does that shorten the roof’s life?
Usually by a few years. Limbs sand off granules, shade holds moisture on north slopes, and leaf mat keeps water sitting in the valleys instead of leaving. Nothing dramatic, just a reason to have somebody look every couple of years rather than waiting for a stain.
Do you work on the medical offices and apartment buildings near the hospital?
Yes. Those tend to be low-slope membrane rather than shingle, which is our flat roof crew’s daily work. Inspections and repairs get scheduled around the people inside, and property managers get a photo report they can forward as is.
My roof is steep enough that two guys already turned the job down.
Steep is standard for us here, and it gets priced that way up front instead of revised on day two. Staging, harnesses and a slower pace cost more than walking a ranch roof, and we would rather say that before you sign than after.
How far out are you booking for Winfield?
Generally a day or two for an inspection, since we batch DuPage into scheduled runs from Alsip. Storm weeks fill faster. There is no travel fee attached to the distance, and there never has been.
Can you fix just the section that is leaking?
If the rest of the roof has real life left, absolutely. Plenty of Winfield leaks come down to one bad valley, a chimney flashing or a split boot around a vent pipe. We will tell you honestly which it is instead of quoting a whole roof by reflex.
