A Canal Town That Turned Into A Subdivision Town
Channahon started at the confluence, where the DuPage River runs into the Des Plaines and the old I and M Canal locks still sit. The village core near McKinley Woods and the canal has the oldest housing, small frame places and a scattering of properties on wooded lots that never got subdivided. Everything else came later, mostly after 1990, as families moved out from Joliet and Chicago looking for a yard and a school district.
So the residential work here is mostly newer stock hitting its first real replacement. Two-story colonials, ranches with attached garages, a lot of cape cods, and rooflines with more valleys than the square footage needs. These roofs were installed in volume on a builder’s schedule, which means the shingles were usually fine and the details underneath varied house to house.
Where These Newer Roofs Give Out First
Four spots account for most of what we repair on this housing stock. Step flashing at the garage wall and along dormer sides, which too often got caulked on top instead of woven into the courses. Valleys, where a builder-grade job sometimes skipped proper ice barrier. Pipe boots, whose rubber collars crack at fifteen to twenty years and drip into a bathroom ceiling long before the shingles are done. And the ridge, where cap shingles take the wind first and go before anything else on the roof.
None of those means you need a whole new roof, and we will say so when a repair is the honest answer. When the field shingles have gone brittle and lost their granules on the south and west slopes, that is a different conversation, and a shingle roof replacement with the ventilation corrected is the job. The Freight Side Of Town
The distribution buildings that have gone up around Channahon and along I-55 sit under acres of single-ply membrane, and those roofs fail in ways nothing on a house does. Seams open up at laps. Mechanical curbs and rooftop units get walked on by service techs who did not think about what their boots were doing. Drains clog and a low spot ponds until the water finds a fastener. And because a warehouse roof is enormous, a small leak can run laterally along the deck and show up thirty feet from where it actually entered.

Sitting at a river confluence means the ground here holds water and the wind comes across open farmland with nothing to slow it. Both show up in our call log. Gutters undersized for the roof feeding them, downspouts dumping right against a foundation on a low lot, and after a summer cell, lifted tabs and stripped ridge cap on the west-facing slopes.
Our advice after any real wind or hail event is simple. Get somebody local on the roof within a couple of weeks even if nothing is leaking, keep the photos whether you file or not, and do not sign anything handed to you on the porch before that. We inspect free, document every slope including the ones that turn out fine, and tell you plainly if the damage does not clear your deductible.
What A Builder-Grade Roof Looks Like At Year Twenty
The shingles that went on most of these subdivisions were fine products installed to a schedule. Where the corners got cut was everything that does not show: a single row of ice barrier at the eave instead of two on a low-pitch slope, staples in place of nails on some early phases, nail lines driven high enough that they missed the double-thickness lap, and starter strip made by flipping a field shingle upside down. None of that leaks in year five. All of it decides how the roof behaves in year twenty when the sealant strips have let go and a February thaw is running water backwards up the slope.
That is the real argument for a full tear-off here rather than a second layer. Stripping to the deck is the only way anyone sees the nailing, the flashing and the ice barrier, and once the deck is open, correcting them adds hours rather than dollars.

Channahon anchors the southwest end of a Will County loop we cover in a day. Channahon Roofing Questions
A bathroom ceiling is dripping but my roof is only eighteen years old.
Usually a pipe boot. The rubber collar around a plumbing vent cracks well before the shingles are finished, and it drips straight down the pipe into the ceiling below. Cheap fix, and no, you do not need a new roof for it. We will show you the photo.

Water travels. On a low-slope or flat deck it can run laterally a long way from where it entered before it finds a fastener or a seam and drops through. That is why we track the path rather than patching the ceiling stain from above and hoping.
