Our Oak Brook work splits cleanly. On the commercial side there are office buildings, corporate campuses, hotels, restaurants and retail around the 22nd Street corridor, most of them carrying flat roofs measured in tens of thousands of square feet. On the residential side there are the estate subdivisions south and west of the office district, big houses on big lots with steep shingle roofs, and a fair amount of metal accent work. Same company, two completely different conversations.

The commercial conversation is about portfolios and budget cycles. A property manager with several buildings is rarely asking whether a roof leaks today. They are asking which roof goes this fiscal year, which one can be coated instead of replaced, and what the repair spend looks like if they defer. That means the useful thing we deliver is not a sales visit, it is a documented condition report per building with photographs, a remaining-life read, and numbers that can go into a capital plan.

The residential conversation looks more like Hinsdale: steep pitches, cut-up geometry, chimneys and valleys where the failures actually live, and homeowners who care what the finished ridge line looks like from the driveway. That is most of what we do here. Each building gets its own photo report, a remaining-life read and a number, so you can see which roof needs this budget year and which one can wait without gambling on it.

Can my roof be coated instead of replaced?

Sometimes, and it saves real money when it is the right call. It depends on the existing membrane, how wet the insulation is underneath, and whether the roof ponds. We core-test before recommending it, because coating over saturated insulation buys you nothing.

Water is coming in over a tenant suite but the roof looks fine there.

Normal on a big field. Water travels laterally along insulation joints and deck flutes and drops in somewhere else entirely. We trace it from the entry point back, usually to a curb, a drain or a penetration, rather than patching the ceiling side.

Will the work shut down our parking or our lobby?

No. We plan staging, crane placement and crew access before the job so the lot keeps working and nobody walks material through your entrance. You get a written plan and a tenant notice you can circulate.

Our restaurant cannot close. Can you work around service?

Yes. We schedule kitchen exhaust and curb work between service windows, and we tell you honestly which phases need the hood off. Most restaurant repairs here start at the grease exhaust, which is where the membrane gives up first.
