The Old Village And Everything After It

The original village sits tight against the Fox River, and the houses there are the oldest we work on in this part of the county. Frame homes from the late 1800s and early 1900s, some brick, most of them added onto more than once. Steep cut up rooflines, back porches that got enclosed and roofed at some point, additions where the pitch changes partway down, and plank decking underneath with gaps wide enough to swallow a nail.

Those houses also carry layers. Somebody put asphalt over cedar, then somebody else put asphalt over that instead of tearing off, and nobody has seen the actual deck in decades. We plan those tear offs assuming we will find rot at the eaves and around the chimney, and we price replacement decking openly as a line item you approved rather than a surprise once the dumpster is full.

Away from the river, the subdivisions that filled in from the 1990s onward are a different job entirely. Two story homes, big roof planes, builder grade architectural shingle, and whole streets that share a birthday. Those roofs are simple and predictable, and they are all arriving at the end of their service life within a few years of each other. When one house on a street starts losing ridge caps the neighbors are usually next, which is why our calls here come in clusters.

Route 31, The River And Winter

Route 31 runs the river corridor through town and it is a useful line for understanding the weather. Cold air pools along the Fox, so roofs down near the water stay frozen longer than roofs a mile inland. That extends the freeze and thaw cycle exactly where the housing is oldest and the pitches are shallowest on porches and additions.

The result is ice dams on the low slope roofs on those older homes, and most of the time the problem is not the roof at all. Attic heat melts snow mid slope, the water runs to an eave that stays frozen and stops there, and the ice backs up under the shingles until it finds a way in. Heat cable manages that every single winter. Balancing intake and exhaust ventilation and running ice and water shield well past the wall line during a replacement ends it.

Open ground west of the village gives storm cells room to build before they reach town, and hail is the damage most homeowners never spot. It bruises the shingle mat and knocks granules loose without ever opening a hole, so the roof looks fine from the driveway all summer while exposed asphalt bakes brittle. The bill arrives the following winter when the freeze finds every soft spot at once.

Get a North Aurora roof looked at within two weeks of any hail or high wind event even if nothing is dripping. Keep the photographs whether or not you file.
