Two Roofing Towns Share The Gurnee Village Line
One Gurnee is subdivision after subdivision of 1990s and 2000s houses hitting the age where the first roof quits. The other is the retail and hotel belt off Grand Avenue and I-94, acres of flat membrane over stores, restaurants and rooms. We run both, on a scheduled Lake County day, out of our shop in Alsip.

The Subdivision Belt Is Coming Due
Gurnee grew fast. The farm ground west of Route 41 and north of Washington Street filled in through the late 80s, the 90s and into the 2000s, and those neighborhoods went up in waves. That matters because a wave of houses built in one three-year stretch, with the same builder and the same 25-year shingle, comes due for a new roof in one three-year stretch too. We see it street by street. One house calls about a leak, we look at the roof, and the granule loss tells us the whole block is within a couple of winters of the same conversation.
The tract-built Gurnee roof has its own habits. Builder-grade three-tab or early architectural shingle over a deck that was fine when it went down. Ridge vent that was cut short of the ends. Bathroom fans dumping warm wet air straight into the attic instead of out through the roof, which cooks the underside of the deck and shortens the shingle life from below. Undersized gutters on long roof runs. None of that is a scandal, it is just how volume building worked, and it is all fixable when the roof gets replaced instead of covered up.
Older Gurnee is a different animal. The original village near Grand Avenue and the Des Plaines River has frame houses that predate all of it, some with additions from three different decades and rooflines to prove it. Those get quoted slowly, because the money on that kind of roof is in the valleys, the step flashing and the spots where a low-slope porch or breezeway ties into a steep main roof.
What The River And The Open Ground Do
The Des Plaines River runs the eastern edge of Gurnee, and the town knows what it does in a wet spring. Flooding is not a roof problem, but it makes drainage a bigger deal here than most places. Homeowners who have watched water come up once do not want gutters dumping another few hundred gallons against a foundation, and we size downspouts accordingly. More than people expect. Warm wet air condensing on the underside of the deck rots plywood and cooks shingles from below, so a roof fails years early with no storm to blame. When we tear off we run those fans out through the roof properly and check the intake and ridge ventilation while the deck is open.
Wind took shingles off my rake edge. Is it worth an insurance claim?
