Roofs Above The Ravines
Highland Park is built on broken ground. The ravines cut in from the lake, the streets bend around them, and a lot of the best houses in town sit on a bluff lot with trees over the roof and a driveway a dump trailer has to be backed into. That geography changes how a roof gets staged, and it is the part cheap quotes ignore.

A Town With Four Different Roofing Problems
Drive Highland Park east to west and the housing changes four times. Near Sheridan Road and the ravines you get the old money: 1900s through 1930s houses on deep wooded lots, steep pitches, cut-up rooflines, and material that was chosen to look right from the street a century ago. Ravinia and the blocks around the park hold a tighter grid of frame houses from roughly the same era. West of Green Bay Road the postwar subdivisions take over, then newer teardown rebuilds fill in wherever a lot came available in the last twenty years.
Each band fails differently. The estate stock near the bluff punishes anybody who treats it like a subdivision job, because the details are all in the valleys, the dormers and the chimney flashing rather than the open field of the roof. The Ravinia frame houses are usually straightforward pitch with awkward access, since the lots are narrow and the trees are tall. Postwar streets west of town run the standard Chicago-area playbook of ranches and split levels wearing a second or third roof. The rebuilds are the newest roofs in town and the ones most likely to have a ventilation problem hiding behind good-looking shingles.
What The Ravines And The Trees Actually Do
Mature oaks and maples over a Highland Park roof mean debris in every valley from September through November, and debris in a valley is where a roof rots first. Water slows, sits, works under the shingle edge, and the deck under the valley metal goes soft years before anything shows inside. We check valleys on every inspection here, and on tree-heavy lots we recommend oversized gutters and larger downspouts, because a standard five-inch run packed with oak leaf and seed is a decorative trim piece, not drainage.
The ravine lots add a staging problem. Dumpster placement, material lift and debris control on a sloped wooded property take planning before a shingle comes off. We walk it, we tarp and plywood what needs protecting, and we stage the tear-off rather than making your driveway a debris pile for a week. On a couple of Highland Park jobs the material had to go up the far side of the house because the ravine side had nowhere to set a ladder safely. That is the kind of thing that belongs in the quote, not in a change order.

A mile from the water changes the weather math. Wind off the lake works at ridge caps and rake edges harder than it does inland, and the snow that piles on a north slope near the bluff sits longer than the same snow in Deerfield. Attic heat melts it from below, the runoff hits the cold eave, and the dam that forms pushes water backward under the shingles. Ice and water shield carried well past the code minimum at every eave and valley is the fix, along with real soffit intake and a continuous ridge vent so the deck stays cold. Most February ceiling stains in this town are a ventilation problem wearing a roofing costume.

Highland Park anchors our lakefront day in Lake County. Highwood starts about a block north and packs the same weather onto much smaller lots, while Lake Forest up Sheridan Road gives us the estate work that takes the most planning per job. My house has slate. Will you touch it?
Not the slate itself. We are a shingle, metal and flat roof company and we will say so rather than take a job we are wrong for. We will handle your gutters, flashing, the flat addition or porch roof and the garage, and we will point you to a slate specialist for the main roof.
Our lot backs onto a ravine. Is that a problem for the tear-off?
It is a planning problem, not a dealbreaker. We walk the property before pricing to figure out dumpster placement, where material goes up, and how debris comes down without ending up in the ravine. On some bluff lots we stage everything from the street side because the back has nowhere safe to set a ladder.
How much does the trees over the house change the gutter question?
A lot. Oak and maple debris packs a standard gutter by November, and packed gutters become ice in January that lifts shingles at the eave. On tree-heavy Highland Park lots we usually size up the gutters and downspouts rather than replace the same undersized run that already failed once.
