A Farm Town That Got A Train Station

For most of its life Elburn was a small farm village on Route 47 with an elevator by the tracks and a couple hundred houses around it. Then the Metra line was extended out here and the village picked up something it never had before: commuters. Subdivisions filled in north and east of the old grid through the 2000s, and the housing mix went from one era to three overnight.

That mix is what makes this town interesting to work in. Downtown you have frame houses over a hundred years old, some with the original plank decking still under three layers of shingle, porches added and enclosed at various points, and rooflines that were never simple to begin with. A block or two out you get postwar and seventies ranches, straightforward roofs that are mostly on their third covering by now. Then out toward the newer streets it is 2000s construction with big rooflines, wide overhangs and builder-grade shingle heading into its final stretch.

We price all three differently because they are genuinely different jobs. A tear-off downtown might turn up plank decking with two-inch gaps between boards, which changes the underlayment plan and sometimes means new sheathing. On a 2005 subdivision house the deck is usually fine and the conversation is about ventilation and shingle grade. Farm Ground Weather, No Windbreaks

West of Elburn there is essentially nothing between town and the DeKalb County line but fields. Storms build across that ground with nothing to slow them, and by the time a cell reaches Route 47 it has had miles of open runway. The wind damage we see out here is not subtle: whole runs of shingle tabs peeled from a windward slope, ridge caps gone in a line, sometimes drip edge folded back on an exposed rake.

Hail is the sneakier version of the same problem. It bruises the mat and knocks the granule layer loose without opening a hole, so the roof looks normal from the ground for months. The exposed asphalt bakes brittle through summer and the first serious freeze finds every soft spot at once. Winter adds drifting, because open ground means snow travels and stacks against dormer walls and in valleys deeper than any suburban roof has to hold.

Standing advice out here: get the roof walked within two weeks of any hail or high-wind event even if nothing is leaking, keep the photographs whether or not you file, and do not sign with a storm-chaser crew running out-of-state plates before somebody local has been up there.

Ponding at the low corner, seams that opened up, patch layered over patch until nobody knows what the original system was. We inspect, photograph and give the owner a straight read on whether it needs a repair, a coating or a full flat roof replacement, scheduled around whatever operates below it.

Same honesty applies to farm outbuildings. If you have a metal barn roof with fasteners backing out and gaskets gone hard, that is a re-fastening job, not a replacement, and we will say so. If the panels themselves are rusted through at the laps then it is a different conversation. Either way you get photographs and a price for the actual condition, not for whatever produces the bigger invoice.

Elburn is about the far edge of our fifty-mile ring. Our shop is in Alsip and the run out here takes a solid hour, sometimes more. We are not going to pretend we are the closest roofer on the list.
