Steep Roofs And Tight Streets In Orland Hills
Orland Hills is a small village packed with steep-pitched houses on close lots, which changes how a roof job gets run. Staging, dumpster placement and fall protection all have to be figured out before the first shingle comes off. We have done enough of these streets to know what fits where.

Steep hip roof, new architectural shingle
Small Village, Steep Pitches
Orland Hills is barely more than a square mile, and almost all of it went up during the building push of the eighties and early nineties. That gives the village a consistent look: two-story homes and raised ranches with steep pitched roofs, attached garages, and lots close enough together that two houses can share the same scaffolding sightline. The construction is newer than most of what we work on in the south suburbs, and the framing is generally sound.
What those roofs give us instead of rot is pitch. A steep roof looks great and sheds water well, but it means walk boards, harnesses and a slower pace, and it means the crew cannot just carry bundles up a ladder the way they would on a ranch. Any contractor pricing an Orland Hills house as if it were a walkable pitch is either inexperienced or planning to send somebody up without the right gear. Both should worry you.
The tight lots matter as much. There is often one workable spot for a dumpster and one approach for the material lift, and on some streets that means coordinating with a neighbor. We sort that out during the walk-through rather than showing up and improvising in your driveway. Landscaping gets tarped, and we magnet the drive and the strip of lawn between houses before we leave.
What We Do In Orland Hills
- Shingle roof replacement on steep two-story homes, with the fall protection and staging that pitch requires.
- Shingle roof repair where wind stripped a slope but the rest of the roof is still sound.
- Metal roof repair on accent roofs over bays and entries, common on the homes built here in the nineties.
- Gutter repair and gutter replacement, because steep roofs dump a lot of water fast into a small gutter.
- Wind damage repair and insurance claim help after a line comes through the southwest suburbs.
We also cover the townhome and multi-unit buildings in the village, where one roof covers several owners and the paperwork matters as much as the shingles. Start at townhome roof repair for how we handle shared roofs and association approvals.
Water Moves Faster On A Steep Roof
Pitch is why these roofs last, and pitch is also why the gutters take a beating. Water comes off a steep slope with real speed, overshoots an undersized gutter in a hard rain, and dumps against the foundation. Homeowners here blame the gutter for leaking when the gutter is doing exactly what it can and the volume is simply too much for it.
The fixes are unglamorous. Correct hanger spacing so the run does not sag. Downspouts sized and placed for the actual roof area feeding them. Sometimes a gutter apron or a slight adjustment in position so water lands in the trough rather than over it. Doing that during a roof replacement costs a fraction of doing it later, and it keeps water off the siding and out of the basement.
Vaulted Ceilings Hide A Ventilation Problem
A lot of the two-story plans built here in that late-eighties stretch put a vaulted or cathedral ceiling over the family room, and that detail quietly limits what a roofer can do. There is no open attic above a vault, just a shallow cavity between the drywall and the deck packed with insulation. If the builder left a proper air channel from the soffit to the ridge, everything works. If somebody later blew in more insulation and choked that channel, the deck runs hot in July and stays warm in January, which cooks the shingle from below in summer and melts snow into an ice dam in winter. You can spot the second case from the street after a light snowfall, because the vaulted section clears while the rest of the roof stays white. We check that during the walk and we tell you what it means, because installing a new roof over a blocked cavity gets you the same failure on the same schedule.
Correcting it is straightforward work done from the outside during a tear-off. Baffles restored at the eave, intake opened back up, continuous ridge exhaust cut in so the air actually has somewhere to exit. On some plans here the ridge over the vault is short enough that ridge venting alone will not move enough air, and we add exhaust elsewhere on the slope instead of pretending the code minimum is doing the job. This is the kind of detail that never appears on a competing bid because it takes a ladder and twenty minutes to find. It is also the reason one roof on this street lasts twenty-two years and the identical roof next door gives out at fourteen.
Getting A Real Number
Angelo pulls satellite measurements on the phone and can give most Orland Hills homeowners a real number the same call, because the roof shapes here are consistent and the square footage is easy to trust. What we confirm in person is the pitch, the access, and whether there is a second layer up there. Anything that changes the price, we tell you before the crew is booked, not after.
The written price names the shingle line, the underlayment, the vent plan and the wood allowance. If financing helps you get it done this season rather than next, we point you toward pre-approval first. Nobody gets a deposit request before they have a full written number in hand.
Thirteen Years Around These Towns
Guardian Roofing Systems has been working the south and southwest suburbs since 2013. Angelo Ristich learned the trade under his father Frank, took over the company and modernized how it runs, and still supervises each job himself. We are A+ with the BBB, hold a HomeAdvisor Elite Service award, and stay licensed and insured in Illinois. Hours are Monday through Saturday, nine to five, with emergency patch response when a storm opens a roof up. The gallery has photos from finished jobs, and the contact page gets you a same business day callback.

Orland Hills sits in the southwest stretch of Cook County hemmed in by towns we work every week. Tinley Park wraps around it on two sides with the same building eras, Country Club Hills is a short run east, and Richton Park sits further southeast where the subdivisions age in the same waves. When a wind event tracks across the southwest suburbs it hits these towns in one pass, so the crew that tarped a roof here in the morning is often two towns over by afternoon. Orland Hills Roofing Questions
Does a steep roof cost more to replace?
Yes, and any honest contractor will tell you why. Steep pitch means harnesses, walk boards and a slower carry, so the labor hours go up even though the square footage did not. It is not a markup, it is time. Anyone quoting a steep roof at ranch prices is cutting something.
Where will the dumpster go on my lot?
We decide that during the walk-through. On the tighter streets there is usually one workable spot, sometimes with a neighbor’s cooperation, and we would rather have that arranged before the truck arrives than sort it out in your driveway on a Tuesday morning.
My gutters overflow in heavy rain even though they are clear. Why?
Volume. A steep roof delivers water fast, and a standard gutter with too few downspouts cannot take it. The fix is usually more downspout capacity and correct positioning, sometimes a larger trough. Cleaning it again will not change the math.
Our townhome roof covers several units. Who do you deal with?
Whoever the association designates. We are used to working through boards and property managers, we provide the photo documentation and written scope they need for approval, and we schedule so residents keep their driveways usable. See townhome roof repair.
My roof is from the nineties and looks fine. Should I be worried?
Worth a look, not worth panic. Three-tab shingles from that era are usually at or past the end of their run, and the tell is granule loss and brittle edges rather than anything visible from the street. We will tell you how many years are realistically left.
How fast can you get here for an active leak?
Usually same day or next morning. Orland Hills is about twenty minutes from the Alsip shop, so it is a normal run for us. We patch first to stop water coming in, then come back and talk about the permanent repair. Call (312) 590-4853.
