What Is Actually Under A Dolton Roof
Dolton grew up along the Little Calumet and the rail lines, and a lot of its housing predates the postwar suburbs to the west. Frame bungalows and older two-story homes north of Sibley Boulevard, brick ranches and Cape Cods filling in through the fifties and sixties. Good bones, but roofs that have been through a lot of hands, and not every one of those hands did the job right.
The pattern we find here more than anywhere else in south Cook is structural, not cosmetic. Rafter tails rotted where a gutter overflowed against the fascia for years. Fascia board so soft the old gutter spikes pulled straight out. Decking spongy at the eaves and around a chimney that was flashed with tar instead of metal. None of that is visible from the street, and none of it gets fixed by nailing new shingles over it.
So we say it plainly. On an older Dolton house we assume some wood is going back on before the shingles do. How do I know if my decking is bad before you tear off?
Usually you do not, and neither does anyone else honestly. We look for sag between rafters, soft spots underfoot, staining in the attic and rot at the fascia, which tells us what to expect. Then we write a wood allowance into the price so the number does not move much when we open it up.
My gutters are pulling away from the house. Is that a gutter job or a wood job?
On an older Dolton house it is almost always both. Spikes pull out because the fascia behind them is soft. We replace the wood, then hang new gutter on something that will hold it. Hanging new gutter on rotten fascia is money you spend twice.
Can you do just a repair, or do you push everybody into a full roof?

What does the chimney flashing situation look like on older homes here?
Often bad. A lot of these chimneys were sealed with roof tar instead of step and counterflashing, which works for a few winters and then cracks. We cut new counterflashing into the mortar joint and step-flash up the sides. It is the single most common leak we chase in Dolton.
