Joliet Has Every Roof Problem In Our Range
There is no such thing as a typical Joliet roof. A limestone-era Victorian on the near east side, a worker cottage off Cass Street, a 1960s ranch, a 2004 tract house on the west edge and a distribution building off Route 6 are five completely different jobs. We do all five, which is exactly why Joliet is on our weekly board.

Four Generations Of Housing On One Grid
Joliet grew in layers, and you can read every layer from a ladder. The oldest neighborhoods near downtown and the old canal go back to the quarry and steel years: tall Victorians with cut-up rooflines, turrets, dormers and valleys everywhere, plus block after block of worker cottages built small and added onto three times since. Then the postwar tracts, straightforward gable and hip roofs on solid framing. Then the 1990s and 2000s subdivisions on the west and southwest edges, big footprints and complicated rooflines built fast. And around all of it, warehouses.
Each layer fails differently. The old houses fail structurally, at valleys, at chimney flashing, at decking that has been wet before. The postwar houses usually just wear out, which is the easiest roof in town to quote honestly. The subdivision houses fail young when the original crew ran four nails instead of six or skipped ice barrier in the valleys. Warehouse roofs fail at details, never in the middle of the field. A contractor who quotes all four the same way is guessing on at least three of them.
Old Joliet Houses Need Somebody Willing To Say No
The hardest conversations we have in this town happen on the oldest houses, and they are the ones that build the most trust. When we tear off a roof near the historic district we often find things a quote written from the curb never accounted for: two or three layers of old roofing, board decking with gaps too wide for modern nailing patterns, rafter tails rotted where a gutter overflowed for a decade, chimney flashing that was tarred instead of counterflashed sometime in the Nixon administration.
Our approach is to say all of that before you sign, not after we are up there. We inspect the attic side when we can get to it, we tell you what we expect to find, and we price contingencies as approved line items rather than surprises. Sometimes the honest answer is that a full replacement is not the right move this year and a targeted shingle roof repair buys you three or four seasons to plan properly. We say that too. A hundred-year-old Joliet house deserves a roofer who will tell it no.
Subdivision Replacements And The Warranty Question
Out on the newer edges of town, most of what we do is a first replacement on a roof that came with the house. Those jobs are usually clean tear-offs, and the question homeowners ask most is why the shingle that was supposed to last thirty years is finished at twenty-two. The answer is almost never the shingle. It is fastening, ventilation, and valley detail. A roof that could not breathe cooked itself from underneath, and a roof nailed high or short lost tabs the first time the wind came across the open ground west of town.
We fix the cause when we replace, which means checking intake and exhaust ventilation as part of the job instead of nailing new shingles over the same problem. Full shingle roof replacement here comes with the ventilation math done, and if your attic needs more intake we tell you before the tear-off, not after your new roof starts aging early too.
The Flat And Commercial Side Of Town
Joliet’s commercial building stock is as varied as its houses: downtown storefronts with low-slope roofs behind parapets, older industrial buildings near the river, and the newer distribution boxes on every approach road. Low-slope work has been in this company since Frank’s era, so flat roof repair, TPO installation and commercial roof leak tracing are core work rather than a sideline. Leak tracing on a flat roof is its own skill. Water travels under a membrane and shows up thirty feet from where it got in, and finding the actual entry point instead of patching the drip is the difference between a fix and a callback.
What We Do Most In Joliet
- Full shingle roof replacement on subdivision and postwar houses, always a tear-off, never an overlay.
- Structural-honest repair work on the old near-downtown housing stock, including decking and flashing rebuilds.
- Flat roof repair and TPO installation on storefronts, older industrial buildings and additions.
- Wind damage repair and storm damage repair with insurance claim documentation done before cleanup.
- Gutter replacement and repair, including oversized runs on the big-footprint newer houses.
- Warehouse roofing on the corridor buildings ringing the city.
Angelo supervises the work himself and quotes most residential jobs off satellite measurements while you are on the phone, so you get a straight price without waiting on a sales visit. Financing help is available when the timing is bad, which on a roof it usually is. Photos of recent work are in the gallery, and there is a good chance we can point you to a Joliet address you can drive past.

Joliet At A Glance
Every service we offer applies somewhere in this city. Old houses, tract houses and warehouse roofs on the same week’s schedule.
Mon to Sat, 9 to 5, with emergency patch response when storms come through. Owner on site.
(312) 590-4853Around The Rest Of The County
Joliet anchors our work across Will County. North of here, Romeoville keeps the membrane crews busy on distribution roofs and gives the shingle crews whole subdivisions aging at once. East, Frankfort brings steeper and more complicated rooflines with metal accents and owners who want the details spelled out. Storms that come across open ground rarely stop at a city limit sign, so the crew that patched a roof off Larkin on Tuesday is often in Romeoville by Thursday with photographs of what that same cell did two towns over. The full range is on the service areas page.
Joliet Roofing Questions
My house is over a hundred years old. Will you even quote it?
Gladly, and carefully. Old Joliet houses are where experience actually shows. We look at the attic side when we can, tell you what we expect under the shingles, and price likely decking and flashing work as approved line items instead of springing it on you mid-job. If the honest answer is repair instead of replacement this year, we will say so.
My subdivision roof is only twenty years old and already failing. Why?
Usually ventilation or fastening, occasionally valley detail. Builder-grade roofs on the west side went on fast, and a roof that cannot breathe bakes from the underside while a roof nailed high loses tabs to the first serious wind. We check ventilation as part of every replacement so the new roof does not repeat the old one’s short life.
Can you find a flat roof leak that nobody else has found?
Often, yes, because we look for the entry point instead of the drip. Water under a membrane travels along the deck and surfaces wherever it finds a gap, which is why the stain is rarely under the hole. We trace it back through seams, drains, curbs and parapets. Start at commercial roof leaks if that is your building.
Do you pull Joliet permits and handle the inspection?
Yes. Joliet runs its own building department with its own requirements, and we handle the paperwork and meet the inspector. Permit cost is a line item in your quote before you sign, not an add-on at the end.
A storm went through and my neighbors are all getting door-knocked. What should I do?
Get a local roofer on your roof before you sign anything with an out-of-state plate in the driveway. We inspect, photograph the damage the way an adjuster needs it, and tell you honestly whether it clears your deductible. If it does not, you keep the documentation and skip the claim. See the insurance claims page.
You are based in Alsip. How long does it take you to get here?
Roughly forty minutes, and we group Joliet work so crews are down here regularly instead of making one-off runs. Active leaks get triaged first no matter what the schedule looks like, with tarps and patches going on before anybody argues about scope. Send the address through the contact page and we will tell you the real timeline for your week.
