The Old Core Versus The Rings Around It

Wheaton is the county seat, and it has the housing to prove it. The neighborhoods walking distance from the Metra station and Wheaton College carry stock from the 1900s through the 1930s: steep pitches meant for slate or wood shake, cut-up rooflines, cross gables, and masonry chimneys that were rebuilt at least once. Somewhere along the way most of those roofs were converted to asphalt, and the conversion is where the trouble usually lives. Skip sheathing left in place under new plywood, flashing tucked instead of woven, valleys shingled closed when the pitch called for open metal.

Then you have the rings. The subdivisions that filled in off Geneva Road, Roosevelt Road and the west side through the seventies, eighties and nineties are conventional framing with conventional roofs, and they age on a builder’s schedule rather than a century’s. Those houses call us for straightforward tear-offs and gutter work. When one homeowner on a cul-de-sac replaces, we usually hear from the block within the year, because a builder shingled all of them in the same few weeks.

Both kinds of house sit under the same sky, and DuPage sky has a habit. Cells that build west over the Fox Valley track east along the I-88 corridor and cross the middle of the county with hail in them. Wheaton takes its share. What we tell people here is the same thing we tell people anywhere in the county: hail damage rarely leaks the week it lands. It bruises the mat, the granules wash off through fall, and the first hard freeze cracks the soft spot open over a bedroom in February.

Century Houses Need A Slower Roof

An old Wheaton roof is not a bigger version of a new one. The framing is real dimensional lumber, the decking may be board with gaps, and the pitch is often steep enough that a crew is on staging and harnesses all day rather than walking it. Chimneys need step flashing and counterflashing cut into the mortar joint, not a bead of sealant over a bent apron. Dormer cheeks and sidewall transitions need kickout flashing that most 1970s reroofs never had, which is why so many of these houses show rot in the wall below a dormer corner.

We plan those jobs differently. Wood decking gets evaluated before we quote, not after we tear off. If the boards are sound we sheathe over them properly. If they are cupped or split we say so up front and price the plywood as a line item you approved, so nobody is having a driveway conversation about money on day two.

Tree cover is heavy through the older neighborhoods, and that means two things. Debris packs valleys and gutters faster here than it does out on the open subdivisions, and overhanging limbs abrade shingle granules every time the wind moves. We flag limbs during inspection. The other Wheaton pattern is ice. Steep old roofs with cold attics and long eaves build ice dams in a bad January, and the water backs up under the shingle and shows on the ceiling below. We handle that while the roof is open, because doing it later means tearing off work we just finished.
