Hoffman Estates was built out in long tract belts, one decade at a time, from the early 1960s all the way through the 1990s. Each belt has its own framing habits, its own shingle grade and its own set of things that go wrong. Tell us the street and the approximate age and we can usually tell you what we are going to find up there.

Each Tract Belt Fails Its Own Way
The oldest belts, the early 1960s ranches and splits that came with the town’s first big push, sit on plank decking and were vented with a couple of gable louvers. Those roofs are on their third covering and the decking is the question mark. The 1970s and early 80s belts brought bigger two-story colonials, more roof planes, and the first wave of skylights, which is where a lot of today’s leaks live. The late 80s and 90s construction out toward the western edge is plywood-decked with more complicated rooflines: multiple gables, hips meeting valleys, and dormers that look sharp and complicate every flashing detail.
Skylights deserve their own sentence. A whole generation of houses here got them installed with step flashing that was fine for twenty years and is now well past it. When a homeowner calls about a stain near a skylight, the glass is rarely the issue. The flashing kit around it has aged out, or somebody caulked over the problem during a re-roof instead of pulling the unit and doing the flashing properly. We reflash during tear-off rather than sealing around it and hoping, because a caulk joint is a repair with an expiration date.
The corridors shape the rest. Golf Road and Higgins Road carry the retail, office and medical buildings, and there is real commercial and light industrial space toward the Barrington Road and tollway side. Those buildings are flat and low-slope, and they need somebody who works membrane routinely rather than treating it as a sideline between shingle jobs. Details are on the commercial roofing page.

Open Ground Means Wind Gets A Running Start
Look west from the newer subdivisions and there is not much between you and the weather. Storm cells crossing that open ground arrive with wind that has not been broken up by anything, and the damage pattern shows it. It is almost always the same slopes: the tall west and southwest faces, the ridge caps, and the first course above an exposed rake edge. Interior slopes on the same house can be untouched while one face has lost tabs in a line.
That pattern is worth knowing because it makes a curbside opinion useless. Somebody driving by and seeing an intact front slope may miss a stripped rear one entirely. We walk the whole roof, photograph each face, and give you the full picture. If a claim is warranted, the documentation is already in the shape an adjuster wants. What Complicated Rooflines Cost You
The late 80s and 90s houses out here look expensive from the curb because of all the planes and gables, and every one of those planes is a place where the roof can leak. More valleys, more hips, more dormer sides, more places where two different pitches have to be tied together. A crew working fast on a roof like that will shortcut the valley detail and the sidewall flashing, because those are the parts nobody inspects from the ground.
We price those houses honestly instead of quoting them like a simple gable and making it up on change orders. The valley method, the underlayment, what happens at each sidewall, all of it goes on paper before we start. It makes our number higher than the cheapest bid on some of these houses. It also means the second call is not in four years about the same valley.

There is a stain by my skylight. Do I need a new skylight?

How old does a roof have to be before I should look at it?
Age is one input. The bigger ones are what the attic ventilation looks like and whether the last crew tore off or went over. If your house is in a 60s or 70s belt and has never been torn to the deck, that is worth a free look regardless of the number of years.
