Under Glen Ellyn’s Oaks, Roofs Age Faster Than You Think
The blocks around Lake Ellyn have some of the best tree cover in the county, and that canopy is hard on shingle. Shade holds moisture, limbs sand the granules off, and every fall the valleys and gutters pack solid. A roof here gives you less service life than the same roof out on an open lot, and that is worth knowing before it surprises you.

What The Canopy Does To A Roof
Glen Ellyn grew up around the Metra line and the lake, and it kept its trees. Walk the streets between the village center and Lake Ellyn and you are under mature oak and maple most of the way. That canopy is the reason people move here and it is also the reason roofs on those blocks wear differently than roofs a mile out on a bare subdivision lot.
Three things happen. Shade keeps north slopes damp long after the rest of the roof dries, and damp shingle grows moss and algae that lift the tabs. Limbs that touch or hang close scour granules every time the wind moves, and once the granules are gone the asphalt underneath bakes and cracks. And the debris load is heavy: valleys pack with leaf mat, gutters fill by November, and water that should be leaving the roof sits on it instead.
None of that is fatal if somebody is paying attention. It does mean a Glen Ellyn roof wants inspecting on a shorter cycle than the manufacturer’s warranty implies, and it means gutter work here is not an afterthought. Half the leaks we chase on these blocks start at a gutter that has not drained properly since two autumns ago.
The Houses Themselves
The stock runs older than most of DuPage. Prairie and foursquare homes from the 1910s and 20s near the center, tudor and colonial revival through the 30s, then postwar and midcentury filling in west and south. Cut-up rooflines are normal: cross gables, dormers, porch roofs, bay window caps, additions that met the original slope at whatever angle the carpenter had that week. Every one of those intersections is a flashing detail, and flashing is where old roofs fail long before the field shingle gives out.
We see a lot of reroofs from the seventies and eighties in Glen Ellyn where the crew shingled right over the old flashing rather than replacing it. It buys ten years. Then the counterflashing at a chimney or the sidewall behind a dormer starts letting water into the wall cavity, and the homeowner spends a season blaming the shingles for something the metal did.

Ice Dams Are The Winter Complaint Here
Older houses with cold attics, deep eaves and heavy snow load build ice dams, and Glen Ellyn gets its share every January. Water melts off the warm part of the roof, refreezes at the cold overhang, and the ridge of ice backs meltwater up under the shingle until it finds a nail hole. Then it shows on the ceiling and everybody assumes the roof failed.
The shingle did not fail. The system did. When we replace a roof here we carry ice and water shield high enough to cover where the ice actually sits, open the soffit intake if somebody insulated it shut decades ago, and make sure the ridge exhausts. That combination costs a fraction of what it costs to fix a ceiling every winter, and it is the single most useful thing we do on old Glen Ellyn houses.
Hail Does Not Skip This Part Of The County
Storm cells that build west over the Fox Valley run east along the I-88 corridor, and Glen Ellyn sits close enough to catch them. Under a heavy canopy hail damage is easy to miss, because the trees take some of the hit and the ground looks clean. Bruised shingle mat does not leak in June. It leaks the following February when a freeze cracks the softened spot.
Get the roof looked at within a couple weeks of any hail, keep the photographs whether or not you file, and be careful with the trucks that show up in the neighborhood the next morning with plates from three states away. We inspect free, document it the way an adjuster needs it, and tell you honestly whether the damage clears your deductible. If it does not, you keep the report and skip the claim.

Glen Ellyn Roofing Questions
My north slope is green and the south slope looks fine. What is that?
Algae and moss, and it is a shade problem. Under a heavy canopy the north slope never dries fully, and the growth lifts tab edges over time. Sometimes it cleans and gets algae-resistant shingle at the next replacement. Sometimes that slope is already too far gone. We will tell you which.
Do the trees mean I need a new roof sooner?
Usually a few years sooner than the same roof on an open lot. Limb abrasion strips granules, damp shade shortens shingle life and debris keeps water sitting where it should be draining. It is worth having someone look every couple of years rather than waiting for a stain on the ceiling.
Water came through the ceiling in January but the roof is only twelve years old.
That is an ice dam, not a failed roof, nine times out of ten around Lake Ellyn. Meltwater refreezes at the cold eave and backs up under the shingle. The fix is membrane coverage, soffit intake and ridge exhaust, which we handle while the roof is open.
Will you trim the branches over my roof?

My gutters overflow every hard rain. Roof or gutter?
Around here, usually gutter. Leaf mat blocks the run, the pitch has flattened after years of ice load, or the downspouts are undersized for the roof area feeding them. We check the whole water path on every inspection, roof to splash block, because new shingle above a failed gutter fixes nothing.
