The housing here has been turning over for twenty years. Plenty of the original village stock is still standing: Cape Cods, colonials and frame houses with dormers, steep pitches and the kind of small complicated rooflines that were normal before builders got fond of wide simple gables. Next to them, on lots that got scraped, are rebuilds with tall pitches, multiple valleys, wrapped fascia and metal accents over bays and porches. We work on both, and the honest truth is the old ones are more interesting and the new ones are more expensive.
What both share is that the roof is visible from the street on three sides, so details matter more than they do on a ranch behind a fence. Ridge lines have to be straight. Valley metal has to be cut clean. Where a dormer cheek meets the main field, the step flashing has to be woven course by course and not smeared with sealant. That work is not exotic, it is just slower, and a crew that is being paid to be somewhere else by two in the afternoon does not do it.

Steep Pitches, Valleys And Why The Number Is What It Is

Downspouts that dump three feet from a property line put it into somebody else’s window well, and on the rebuilds, where the new house covers far more of the lot than the one it replaced, the old gutter layout stops being adequate the day the house goes up. We size the gutter to the roof area feeding it, add downspouts where a long steep run needs them rather than only at the corners, and get the discharge out to the parkway or into whatever drain tile the property already has.
The mature parkway trees make it worse in October. A five-inch gutter under a canopy that drops for six weeks packs solid, backs up over the fascia, and freezes there in December. Larger downspout outlets and hangers screwed into the fascia rather than spiked through it are the difference between clearing gutters twice a year and rebuilding trim boards in five.

There is cedar shake under my shingles. Does that come off?
Yes. We tear down to the deck and deal with whatever is under there. Old shake usually means board decking as well, so we tell you before we start whether new sheathing is going over it and what that adds.
I might tear the house down in a few years. Do I still need a full roof?
Probably not. If the plan is a rebuild inside two or three seasons, we would rather do targeted repairs that keep water out than sell you a roof that goes in a dumpster. We will say so plainly and price the repair.
How much mess ends up in my yard and my neighbor’s?
We tarp landscaping and adjacent property lines before the tear-off, catch debris off the eaves, and run magnets over the ground twice before we pull out. On lots this close together we plan the dumpster and the material drop in advance.
