Park Ridge has some of the best-looking housing stock in Cook County. Brick colonials, Tudors with clipped gables, center-entry two-stories with steep pitches and dormers that were built to be looked at. Those roofs punish shortcuts. Older Houses Mean More Places For Water To Get In

A lot of Park Ridge went up in the twenties and thirties, then filled in through the postwar years, and a good number of those homes have been added onto, dormered or gut-renovated since. What that leaves us is roof geometry with character: multiple gables meeting at valleys, dormer cheeks, steep pitches, chimneys with real masonry mass, and additions that join the original house at a wall junction somebody had to flash correctly. Every one of those intersections is a place water can get in when the detail is done cheap.

Some of these homes started life under slate or tile and were converted to asphalt decades ago. That conversion often left behind spaced sheathing, undersized decking or original flashing that got reused instead of replaced. We find that on tear-offs here regularly, and it is exactly why we quote with a plan for what might be under the shingles rather than acting surprised on day two. If your deck needs sheathing over the old boards, you hear the number before we start, not after.

Steep pitch also changes what the job costs and how it is staged. Questions We Get From Park Ridge Homes

My roof is steep. Does that cost more?

Yes, and any contractor telling you otherwise is either padding the flat jobs or planning to cut corners on yours. Past roughly eight-in-twelve, the crew works on jacks and harnesses and production slows down. We price it honestly up front and show you why, rather than discovering it mid-job and asking for more.

My house had slate originally. Does that complicate a reroof?

The leak shows up near a dormer. What is usually wrong?

Nine times out of ten it is the dormer cheek flashing or the valley where the dormer roof meets the main slope. Those details get reused during cheap reroofs and they fail. We open them up, replace the metal, and integrate it with the new courses so the water has nowhere to go but into the gutter.

Do you match what the neighborhood expects a roof to look like?

Ice builds along my eaves every winter and my attic was insulated years ago. Why?

Usually because the insulation went in without protecting soffit airflow. Blown insulation packed against the eave blocks intake, the attic cannot vent, and warm air melts the snow from underneath. Adding baffles and restoring intake often fixes what more insulation made worse.
