Steeper Roofs, Older Trees, Higher Wind: That Is Hickory Hills
The town is named for its terrain and the roofs prove it. Hickory Hills sits up on the moraine ridge west of Roberts Road, and the 1960s and 70s builders who filled it in framed steeper pitches and taller hips than the flat towns east of here. Add mature oaks and hickories over half the blocks and you get a specific set of roof problems we have been solving from our Alsip shop since 2013.

What The Elevation Actually Costs You
Sitting higher than the surrounding suburbs is pleasant most of the year and expensive during a storm. There is nothing between a Hickory Hills roof and an open west wind coming across the Cal-Sag valley, so the gusts that peel tabs here run harder than the same front does in Justice or Worth a few miles downhill. Ridge caps and hip caps take the worst of it, because those are the first shingles a wind gets under. When we inspect after a wind event, the ridge line is the first thing we walk.
The pitches make the work different too. A lot of the housing stock here is 1960s and 70s split-levels, quad-levels and hip-roofed ranches with slopes steep enough that a crew needs staging and roof jacks rather than just walking it. That is a safety and a pricing reality, and we say it out loud when we quote: a steep hip costs more per square than a low walkable ranch because it takes longer and takes more equipment. Anyone quoting your Hickory Hills roof at flat-town prices either has not seen it or plans to make it up later.
Trees Are The Other Half Of The Story
The old hardwoods are why people love these blocks and why the roofs need more attention than average. Shade keeps the north slopes damp, and damp shingles grow the black algae streaking that shows up worse here than in open subdivisions. Overhanging limbs abrade granules every time the wind moves them, and one heavy limb during an ice storm can open a hole through decking in a second. Meanwhile the leaf load fills gutters faster than anywhere else on our board.
Our advice here is unglamorous and it works: keep limbs trimmed back off the roof plane, clean gutters twice in the fall rather than once, and get the north slopes looked at every couple of years. When a tree does come through, we tarp the opening the same day, then handle the storm damage repair and the decking replacement properly rather than shingling over a cracked rafter.

Split-Levels Leak In Predictable Places
If you own a split-level or quad-level here, you already know the roof is really two or three roofs at different heights. Every place a lower roof runs into an upper wall is a sidewall flashing and kickout detail, and those details are where the leaks start. A missing kickout diverter at the bottom of a roof-to-wall run will dump water behind the siding for years before anything shows inside, and by then you are paying for sheathing and sometimes framing along with shingles.
We look at every one of those transitions on inspection, and when we replace a roof here the flashings get replaced in metal with proper kickouts. It is a small line item during a tear-off and a large repair bill afterward, which is why we do not treat it as optional.
Snow, Ice And Steep Slopes
Steep roofs shed snow, which sounds like an advantage until you notice where it lands. Snow sliding off a steep Hickory Hills hip tears gutters loose, bends hangers and buries the walk below. On the shaded slopes it does the opposite: snow sits, melts slowly, and refreezes at the eave. We size gutters and hangers for that load, run ice and water shield well past the interior wall line on replacements, and where a slide zone keeps taking out the same gutter run, we talk about snow retention instead of replacing the same gutter every third winter.

Hickory Hills anchors the western end of our daily loop through Cook County. Justice sits just south down Roberts Road with a completely different drainage situation, Bridgeview is east across 87th with its warehouses, and Burbank and Worth fill in the blocks between. Storm cells that come off the prairie hit this ridge first and the towns below it a few minutes later, so we often work a front from west to east across three villages in the same week, carrying the same materials and the same photo record of what that storm did. Why is my quote higher than my cousin’s in a flat town?
Pitch and access. A steep hip roof needs jacks, staging and slower work, and it usually has more ridge, hip and valley footage per square than a simple gable. We show you the measurements the price came from so you can see exactly where the difference is instead of guessing.
My north slope is covered in black streaks. Is the roof shot?
Not necessarily. Those streaks are algae that thrives on shaded, slow-drying slopes, and on their own they are cosmetic. What matters is whether the mat underneath is losing granules and going brittle. We check the slope condition and tell you honestly whether you are looking at a cleaning, a slope repair or a replacement.
A branch came through during a storm. What happens first?
We tarp it the same day so the house stops taking water, then come back to open it up in daylight. Broken decking and cracked rafters get replaced, not shingled over. We photograph the whole thing on the way in because that documentation is what an insurance adjuster needs to see later.
Snow keeps ripping my gutters off. What do I do?
That is a steep-slope problem, and replacing the same gutter every few winters is not the answer. We size heavier hangers with tighter spacing, and where a slide zone repeats we look at snow retention above the gutter line. It costs less than the third gutter run and it protects whatever is on the walk below.
Do you handle the flashing where my lower roof meets the upper wall?
That transition is the number one leak point on split-levels and we treat it as core work, not an add-on. Old step flashing comes out, new metal goes in woven under the siding, and a kickout diverter goes at the bottom of the run so water lands in the gutter instead of behind the wall.
How long does a Hickory Hills tear-off usually take?
Most single-family roofs here run one to two days depending on pitch, size and how much deck needs replacing. Steep quad-levels sometimes take a third day. We give you the honest schedule before we start and tell you the same day if opening the roof changes it.
