The buildings along the Roosevelt Road and 17th Avenue stretch are mostly big low-slope decks: steel deck with rigid insulation and a single-ply membrane, or older built-up systems that have been coated once or twice already. They carry rooftop units, exhaust curbs, gas lines and drains, and every one of those penetrations is a place water gets in eventually. The Residential Blocks Are A Different Job
Broadview’s houses are mostly modest postwar frame and brick homes on compact lots, bungalows, small ranches and a scattering of two-flats, many still on their original 1950s framing with a second or third roof over it. The problems there are ordinary and fixable: wind-lifted tabs on the exposed west slopes, failed step flashing where an addition ties into a wall, gutters that came off pitch years ago and now dump straight against the foundation.
We tear off to the deck on these houses, no overlays. An overlay hides the deck, adds weight, and voids the material warranty for anyone who reads it later. If the sheathing under your old roof is soft, that is the one moment in thirty years it is cheap to replace, and it should be a priced line item you approved beforehand rather than a number invented on your driveway. Kitchen exhaust puts grease on the membrane downwind of the fan, and grease breaks down single-ply over time in a visible dark ring nobody notices until the sheet goes brittle and cracks at the curb. The fix is not complicated: proper grease containment at the fan, a sacrificial walk pad and target sheet under the discharge, and cleaning it on a schedule rather than when it starts smelling. Winter is the other thing worth planning for on a big deck. Drifting snow does not spread evenly across a low-slope roof. It piles against parapets, on the low side of a roof step where a taller section meets a shorter one, and behind rooftop units, and those drift loads can run several times the weight of the open field. If a building already ponds in one corner, that is the corner where the snow load concentrates too. We note drift zones and ponding areas in every inspection report and flag whether a drain needs upsizing or an overflow scupper needs to be cut before the next hard winter arrives. Can you work on our warehouse roof without stopping operations?
Yes, that is the normal arrangement. We stage material to keep docks and drive lanes clear, work around shifts, and coordinate anything noisy or disruptive with your operations contact in advance. Most repair and coating work on an occupied building happens with the crews inside barely noticing.
Our ceiling stains in one spot. Is the whole membrane shot?
Usually not. Water travels along a steel deck flute and drips well away from where it entered, so the stain location tells you very little. We find the real entry point, which is usually a curb, a drain or a seam, and price the repair. We only recommend replacement when the sheet itself is at end of life, and we show you why.
Is a coating a real fix or just buying time?
It can be either, depending on the roof. Over a sound membrane with good insulation below, a properly prepped coating system adds real years and comes with a warranty. Over a wet, saturated deck it is money thrown away. We core or probe before recommending one, and we will tell you plainly which situation you are in.
My house is small. Is it worth your time?
Yes. Residential tear-offs on Broadview’s bungalows and ranches are steady work for us and get the same crew standards as anything else. Being close by means small jobs are easy to schedule, and we would rather have a village full of ordinary roofs than a handful of showpieces.
Do you do metal on commercial buildings?
Yes, including panel replacement, flashing details and repairs on existing metal roofs. Metal makes sense on some buildings and is the wrong answer on others. We look at deck, slope, drainage and what happens on the roof before recommending it, rather than pushing one system on everybody.
How quickly can you get out for an active leak?
Usually same day or next morning for anything actively running into a building. Emergency patching stops the water first so you can protect inventory or ceilings, then we come back and price the permanent repair once the roof is dry enough to work properly.
